As my ever winding road of residential luxury real estate sales turns each and every corner there are several things that prospective buyers are looking for. Without a doubt the top ones are: 1) A nice house with all the amenities. 2) A nice house with all the amenities within their budget (and frankly below market so they can tell their friends they got a deal). 3) A nice house that meets their criteria for beds, baths, lot size, etc. 4) A neighborhood setting that not only is pleasing to the eye and evokes a certain type of feeling, but a place they can see themselves growing and becoming a part of — whether they have children to raise, retired looking for a place to putter around (noodle on the classic car project) or other reason for making an “on purpose” move. At the time of this writing, the overarching barrier that exists is quality inventory to choose from that meets this criteria. So I say, “why not seriously consider building a home?”
Being the exclusive broker with Coldwell Banker Residential Brokerage out at Sierra de Montserrat in the Town of Loomis, CA now for more than two months, the response to the development has exceeded my expectations. Partnering with developer, Don Murphy, of Kinetic Partners the teamwork has been cohesive. Alliances we have built with the area builders is continuing to improve by the week. I had the pleasure of touring these homes last week while I was on vacation with my family in Lake Tahoe. Listed by a friend and colleague of mine in Truckee I’d like to help her find a buyer (me representing that buyer, of course).
The first link is to a breathtaking lakefront setting located at 8555 Meeks Bay Avenue in Tahoma, CA — on the lower west shore of Lake Tahoe. It surprises me somewhat as I meet prospective buyers and represent my clients in purchasing homes more than $1,000,000 how few people are open to the idea of building their dream home. Many still prefer resale, and I understand why when we look at price changes that have occurred, but much of the inventory of resale homes is in need of updating, remodeling and repair. Those factors can lead to discouragement for buyers and longer lead times to wait and see if the right luxury home will come to the market. Building requires time and money and commitment to the process and there are great opportunities in Granite Bay and GREAT builders ready to get started.

Granite Bay Home Coming Back On Market This Month.
Part of what makes residential real estate such a rewarding career is that it presents challenges to buyers, sellers and real estate professionals alike. Most agents I know, and myself included to some degree, don’t like to have make adjustments during a listing. Who does, right? But the market is fickle. The market has its requirements.
